Not long ago, planning a Nantucket summer vacation was relatively easy, with plenty of rentals to choose from.  Renters could find good availability throughout the Spring and even into early summer.  However, strong demand over the past couple of years has forced the need to plan much earlier. If you are still looking to book a rental for this summer, we suggest you don’t delay and book something now.  While availability is limited there are still many great properties available.


Sotheby’s International Realty recently announced historic sales numbers in 2021 with US$204 billion in global sales volume, a 36% increase in sales year-over-year.


Many factors came together to make 2021 a record-breaking year for real estate on Nantucket. The continued value of the island as a unique destination, low interest rates and wealth accumulation fueled strong demand. Inventory was low but properties were still coming on the market even if for only a few days or in some cases hours before going under contract.

2021 was an incredible year for real estate on Nantucket with sales reaching well over the $2 billion mark. We are proud and excited to lead the market once again in both transactions and dollar volume for 2021, especially during such a significant year.


The past few years have been extremely busy for rentals on Nantucket and renters have responded by booking earlier than usual. If you are looking to rent for the 2022 season, now is the time to start. While there are still some great weeks and properties available they won't last long.

2021 marks the 20th year that brave souls take the plunge to benefit the Weezie Library for Children. Like last year, this year will be virtual but the goal remains the same, to provide the funding necessary for the Weezie Library for Children to offer FREE, year-round access to programs, services and materials to all library users.


Simply put, the high demand for Nantucket real estate can be attributed to Nantucket being such a special place with a finite amount of land surrounded by water. And while every property on Nantucket is exceptional, waterfront property is in its own category in terms of demand and exclusivity.


Nantucket Cranberries

This year, due to continued COVID safety concerns the the Nantucket Conservation Foundation's has come up with the resourceful idea of celebrating the Cranberry Harvest. Instead of holding the Nantucket Cranberry Festival on one weekend they will instead celebrate the Cranberry Harvest through a series of smaller events held throughout the month of October.


Last August was the first month of the year not to surpass the previous year's monthly sales total. Is it a sign that the market is slowing down? Unlikely considering August of 2020 saw record breaking numbers partly due to many sellers holding off listing earlier in the year leading to big numbers for late summer and into Fall. This year, while far from ordinary with dollar volume up 49% YTD, we are seeing a more traditional distribution of sales per month. 


Scallops

Family Scallop Season, a Nantucket Fall tradition, begins on October 1. Its a great way to spend the day on the water gathering the tastiest scallops the ocean has to offer.

Yes, the real estate market on Nantucket is booming - not exactly breaking news. 2020 was a banner year and 2021 is on pace to surpass it by a substantial amount. With summer upon us it is wonderful to again see restaurants opening for the season. This time last year restaurants were scrambling to operate under new regulations. This year, however, many of the restrictions have been lifted and restaurants are now accustomed to their adjusted operations.
