We Continue to Set the Pace on Nantucket

Year after year Maury People Sotheby's International Realty has been the leader on Nantucket and 2024 was no exception.


The end of September marked the close of another quarter that outpaced last year’s performance. Continued high demand fueled nearly a 40% increase in the number of sold properties in Q3, even as inventory levels declined.


Labor Day on Nantucket always feels a little bittersweet. It marks the close of another beautiful summer, yet the island still offers a few more weeks of warm beach days with lighter traffic, quieter restaurants, and a little more room to breathe.

With summer in full swing and the year already at its halfway point, it's a great time to reflect on a strong first and second quarter. Both periods outperformed last year in terms of transactions and total dollar volume, even as average and median home prices have decreased. While it's encouraging to look back, we're also entering one of the most exciting times of the year, with exceptional properties hitting the market and motivated buyers actively pursuing their dream Nantucket homes.


The Nantucket real estate market showed strong performance in April, continuing a promising trend for the year. Compared to April of the previous year, the number of properties sold surged by 63%, dollar volume more than doubled with a 109% increase, the average sold price rose by 28%, and the median sold price grew by 15%. The sustained high demand has been matched with more new listings, properties returning to the market, and fewer homes being removed from the market. Despite these year-over-year changes, the inventory at the end of the month remained nearly the same.

With the first quarter of 2025 behind us, the year is already shaping up to be another strong one for Nantucket real estate. Year-to-date dollar volume has risen by 24%, and transactions are up 43%, signaling a promising start, especially given that 2024 was the fourth-highest year on record for total dollar volume sold. These early trends suggest 2025 should be another robust year.
